Our count, each property once. County recorder: notices recorded in the month, from the county recorder's index. Newspaper legal notices: a notice runs four weeks, so each property counts in the month it was first published. Where we hold both for a county, the larger count prints. Counts only: this page never shows a name, an address or a case number. Per 10,000 homes: the month's count over the county's housing units, Census American Community Survey 2020 to 2024 estimate. Newest recording read: October 26, 2026. Days to the sale date: the middle of 1,007 Maricopa notices recorded July 2026 to September 2026 that name a sale date; a sale can be postponed past that date.
These are the county's counts. What your own home would sell for starts with the report on your own home.
The Arizona clock
Arizona forecloses most home loans out of court, through a trustee. These are the steps and the days the law sets.
- 01
More than 120 days behind
A mortgage servicer covered by the federal rule cannot make the first foreclosure notice until the loan is more than 120 days behind, with narrow exceptions (12 CFR 1024.41(f)).
- 02
The notice of sale is recorded
The trustee records a notice of trustee sale with the county recorder. It names the sale's date, time and place (A.R.S. 33-808).
- 03
Posted and published
The notice is posted on the property at least 20 days before the sale, and published in a newspaper once a week for four weeks in a row, the last at least 10 days before the sale (A.R.S. 33-808).
- 04
Day 91 at the earliest
The sale cannot be held before the 91st day after the notice was recorded, and never on a Saturday or a legal holiday (A.R.S. 33-807(D)).
- 05
The last day to act
Reinstatement is open until 5:00 p.m. on the last day before the sale that is not a Saturday or legal holiday (A.R.S. 33-813). A court order stopping the sale must be in place by 5:00 p.m. on the last business day before it (A.R.S. 33-808).
A.R.S. 33-807, 33-808 and 33-813 read in full at azleg.gov, and 12 CFR 1024.41 read in full at ecfr.gov, on October 27, 2026. Plain-words summaries of what each section says.
What an owner can still do
Before the sale date, these are open to an owner. They are listed in no order.
- 01
Catch up the loan
Reinstating means paying what is overdue, the costs of enforcing the loan, the fee to record the cancellation, a trustee fee of up to $600 or $5 for every $1,000 of unpaid principal, whichever is more, and reasonable attorney fees. Ask the trustee in writing for the exact amount; it must answer within five business days (A.R.S. 33-813).
- 02
Apply to the servicer for help
If a complete application for help reaches a covered servicer more than 37 days before the sale, the sale cannot go ahead until the servicer has decided it (12 CFR 1024.41(g)).
- 03
Refinance
A new loan that pays the old one in full ends the sale: the trustee must record a cancellation (A.R.S. 33-813(F)).
- 04
Sell
A sale that closes before the sale date and pays the loan in full ends it the same way. How long a sale takes in each area is on how long it takes to sell.
- 05
Get legal advice
An owner who believes there is a defense to the sale must file in court and get an order before the deadline above (A.R.S. 33-808).
Questions, answered
How many foreclosure notices are filed in Arizona?
We counted 824 notices of trustee sale in September 2026 across the 13 counties we can count, each property once; 503 of them in Maricopa County. Yavapai and Mohave are not counted.
How long does foreclosure take in Arizona?
The trustee sale cannot be held before the 91st day after the notice of sale is recorded (A.R.S. 33-807(D)). In Maricopa County, notices recorded from July 2026 to September 2026 set a sale date a typical 98 days after recording. Before the notice, most mortgage servicers covered by the federal rule cannot start until the loan is more than 120 days behind (12 CFR 1024.41(f)).
Can I sell my house after a notice of trustee sale?
Yes, until the sale. If the loan is paid in full, the trustee must record a cancellation of the notice of sale (A.R.S. 33-813(F)).
Can a notice of trustee sale be stopped?
Two ways are written into Arizona law. You can reinstate by paying what is due before 5:00 p.m. on the last day before the sale that is not a Saturday or legal holiday (A.R.S. 33-813). Anyone with a defense or objection must get a court order stopping the sale by 5:00 p.m. on the last business day before it (A.R.S. 33-808), which is a matter for legal advice.
