What the contract sets

The time from an accepted offer to closing is not a fixed number of days. Two documents decide most of it.

The closing date is a blank

In the Arizona Association of REALTORS purchase contract, the close of escrow date is written in by the buyer and seller, and the sale closes when the deed is recorded with the county recorder. The contract sets no typical number of days.

It gives the buyer an inspection period of ten days after acceptance unless the parties write a different number, and loan approval without conditions is due no later than three days before the closing date.

Three business days' notice

For a mortgage loan, the lender must make sure the buyer receives the Closing Disclosure, the form with the loan's final terms and costs, at least three business days before the buyer signs the loan. A financed closing cannot happen sooner than that.

A cash sale has no lender and no Closing Disclosure, so that three-day wait does not apply to it.
